How to Create an Account on Realistic Realty

Creating an account on Realistic Realty is easy. If you're doing it from the website, whether on a computer or mobile device, you'll find the "Log In" option at the top of any page. Once you're on the login page, simply click on "Sign Up as a Private User."

If you want to create an account from the mobile apps for Android and iPhone, you'll find the "Log In to Your Account" option in the app’s side menu. On the login screen, you'll see an option to "Create New User" so you can set up your account on Realistic Realty.

You can also sign up directly on the "New User" page, where you'll need only an email, your name, and a password.

If you are a real estate professional, contact us, and we’ll send you information about our services for professionals.

Post a Property Listing

Posting a Listing for Sale or Rent on Realistic Realty or with a Professional

Posting a listing for sale or rent on Realistic Realty as a private individual is very simple and offers many advantages. For instance, your first two listings are free on Realistic Realty, with some exceptions outlined in our pricing and fees policy for individuals.

On Realistic Realty, you'll manage your listing directly from your user area. By logging in, you can modify or cancel your listing at any time, add photos of your property, and manage the contacts you receive through the chat, responding to interested parties.

Another advantage of posting a listing as an individual is that you handle all contact management yourself. This allows you to filter out profiles or users who do not meet your criteria for the property. You will be the one to screen and meet potential buyers or renters through visits.

 

How to Modify Your Listing Details, Add Photos or Videos

To modify your listing details, access your account by logging in with your email and password on our website. From the "Your Listings" section, you will see the ads you have published. Select the listing you are interested in and click on the "Edit Listing" option. You can then update the details or add photos and videos.

How to Delete Your Listing

To delete your listing, log in using your email and password by clicking "Log In" (top right corner of your screen). Once in your private area, click on "Your Listings" (in the header).

If you have a single listing, click "Deactivate Your Listing." If you have multiple listings, select the one you wish to delete and click "Manage Your Listing." On the listing page, click "Deactivate Your Listing" to remove it.

What Information Should a Property Listing Include?

To publish your property listing, it must include at least a contact phone number and email address (you can choose which one to receive inquiries through), as well as basic details such as price, square footage, and address (which you can choose to hide before posting if desired), among other relevant fields. Additionally, to make your listing appealing, it should include photos or videos that help potential buyers or renters get a clear idea of the property's appearance and condition.

Can Realistic Realty assist me with buying, selling, or renting a property?

No. We are only a advertising platform and do not offer any advisory services. Additionally, please note that we do not publish ads for property requests or searches, except if you are looking for roommates for a shared apartment (see at the end of the room listings).

Realistic Realty (Realistic Realty, Inc., our legal name) is the company managing this website and its apps. Our headquarters are located in Madrid, at Plaza de las Cortes (yes, right next to the famous lions). We are registered with the Madrid Mercantile Registry and have the NIF A-82505660.

**What services do we offer?**

We provide a platform where you can post or search for property listings, whether it's an apartment, a room in a shared flat, or a garage, to name a few examples. We also offer other real estate-related services, such as property valuations or energy certification services, to give you a comprehensive experience.

**What can and cannot you do on Realistic Realty?**

You can browse the website and apps, register to save searches and favorites, contact advertisers, post properties for sale or rent, and hire additional services.

You cannot harm others or Realistic Realty, engage in illegal activities, use automated mechanisms to copy or extract our content, make fraudulent contacts, or use other users’ access credentials without permission.

If you are an advertiser, we recommend that you also read our detailed publishing rules.

**Who owns the content on the Website and Apps?**

Realistic Realty owns all content, images, trademarks, logos, videos, texts, etc., that appear on the Website and Apps (or they are owned by third parties who have granted us permission). Additionally, by sharing material on Realistic Realty, you authorize us to continue using it even after your listing has been removed, for purposes such as price reports, historical market references, or the Realistic Realty/maps service.

- Download and use of any information, text, images, or other content accessible from the Website and Apps.

Our goal is for you to better understand what we do, how our Website and Apps work, and the services we offer. **2. Access and Acceptance of the General Terms**

By accessing or using the Website and Apps, you do so at your own risk, accepting the status of user (hereinafter, “User” or “Users”) and agreeing to read, understand, and expressly accept these General Terms as published at the time. If you use Services that require registration, either personally or professionally, you will become a registered user (hereinafter, “Registered User” or “Registered Users”), and you will also accept the specific terms that may replace, complement, or modify these General Terms (hereinafter, the “Specific Terms”), as applicable in each case.

For clarification, these General Terms and Specific Terms, where applicable, will apply to both individual Users and professional Clients who publish on the Website and Apps. However, nothing in these General Terms will affect the rights legally granted to consumers and users.

The Services offered by Realistic Realty are not intended for individuals under the age of 18. By accessing or using our Website and Apps or Services, you declare and guarantee that you are over 18 years old.

**5. Posting Listings**

To offer your property on our Website and Apps by posting a listing, you must register and provide all required information to create an account as an advertiser. In this regard, you must complete the required information and provide the documentation we request, as failure to do so will prevent you from accessing our Services or posting listings.

If the provision or contract of our Services is denied due to a lack of sufficient information provided, and if you disagree with our decision, you can inform us within 6 months via the contact email provided. This is without prejudice to the option of resorting to certified extrajudicial dispute resolution bodies or the judicial route to address any discrepancies.

When posting a listing, you guarantee that all data included in it is truthful, accurate, complete, and up-to-date. Realistic Realty will make efforts to verify the accuracy of the data published in listings, but we cannot fully guarantee their truthfulness. It is your responsibility as an advertiser to keep the data updated at all times, notifying us as quickly as possible if any data becomes outdated or inaccurate. It is also your responsibility to comply with applicable regulations for the listings you post, including any legal provisions related to rental and/or sale of properties.

Additionally, when posting a listing, you acknowledge that you are the sole owner of the property you are advertising (or are properly authorized by the owner or other co-owners to post it) and that you are solely responsible for the accuracy of the published data. You will assume any responsibility or damage that may arise in this regard. Furthermore, if you contract multimedia services, you explicitly state that you have sufficient representation to authorize Realistic Realty to take images of the properties. In this regard, you acknowledge and agree to hold Realistic Realty harmless from any claims that may arise, directly or indirectly, in connection with the taking and recording of such images and their subsequent publication on the Website and Apps.

**6. Listing Publication Rules**

When using our listing publication services, you agree to:

- Not post repeated images or those with any type of frame, watermark, logo, or text, or compositions of multiple images or videos created from photo montages of the properties.
- Not post listings without images or with images, plans, or any other type of multimedia content (such as videos, virtual tours, or 3D images) that are not relevant to the listing (e.g., empty images, monuments, tourist or commercial areas of the property’s location, animals, or people).
- Not post listings with images, plans, or any other type of multimedia content (such as videos, virtual tours, or 3D images) that do not correspond to the listed property or are unrelated to the advertised transaction (e.g., images or videos related to the advertiser’s professional activity or another property).
- Not post proprietary or third-party multimedia content, via the relevant viewer service, with inappropriate, defamatory, illegal content, that violates any third-party rights (including, in particular, image rights, data protection, or intellectual or industrial property rights); containing contact details of the advertiser, watermarks, logos, or texts; or that is irrelevant or unrelated to the advertised property.
- Not include irrelevant or unrelated information in the description of the listing (e.g., advertising content of the advertiser, their professional activity, or other properties).
- Not use capital letters in the description of the listing beyond what is appropriate for spelling.
- Not post properties under a different type of transaction than the one contracted (sale/rent).
- Not post more than one listing for the same property simultaneously or repeatedly activate and deactivate a listing for the same property.
- Not add additional phone numbers or emails outside the designated space in the listing.
- Not post properties in areas other than the contracted zone.
- Provide a single commercial address for property publication. If you have multiple commercial addresses, a publication package must be contracted for each commercial address used.
- Not post properties that will not be available in the short term, or properties that are reserved, already sold, or rented.

Here are some tips to prevent fraud when searching for property online:

At Realistic Realty, we strive to make your experience as transparent and satisfying as possible. Unfortunately, there are malicious individuals who use classified ad platforms to trick users into paying for services or listings that don’t actually exist, making them believe they’re getting a great deal.

Follow these tips to navigate and make deals online securely:

Never, ever advance money before seeing the property
And especially don’t do it if the advertiser gives you excuses not to view it.

Be wary of properties that seem too good to be true
The price might seem unbeatable or the photos might look like they’re from a movie, but not everything that shines is gold.

Always try to speak with the advertiser over the phone before closing a deal
While it’s normal for an advertiser to prefer not being disturbed by phone calls, it’s unusual for them to refuse to provide a contact number after having already communicated via email.

Be cautious with online payments to the advertiser
Realistic Realty does not currently provide a platform for making transfers. Avoid making transfers through other rental websites.

Ensure that the advertiser is the owner or has authorization to sell/rent the property
Subletting is illegal, and if you rent through someone who isn’t authorized, you could be evicted at any time.

Do not share your login details with anyone
Realistic Realty will never ask for your login details via email or phone. Only provide these details when you need to access your private area for specific actions related to your listings.

Access only if the page has a lock symbol in the address bar
If you receive an email that appears to be from Realistic Realty and asks you to log in, make sure the page where you enter your login details has "HTTPS" in the address.

  2. Advertiser Cannot Show the Property and Requests Upfront Payment

Increasingly, scammers are also listing properties with ordinary features to avoid suspicion. Typically, the advertiser prefers communication via email and may not respond to phone calls. It’s crucial to speak with the advertiser by phone and never pay in advance without visiting the property.

  3. Phishing and Smishing

    Phishing involves cybercriminals sending emails or SMS messages (smishing) pretending to be a well-known company to trick users into revealing personal or financial information. These messages are designed to deceive you into providing sensitive details.

  4. Impersonation of Realistic Realty

    • By Email: Occasionally, scammers send emails using our logo, asking you to log in to your account.
